Finding a flat in Geneva: the method that works in 2026

On 1 June 2026, only 0.31% of homes in the canton of Geneva were vacant, down from 0.34% a year earlier (Federal Statistical Office and cantonal statistics office). In practice, a decent listing gets many applications: the person who gets the flat is often the one with a complete file, ready on the day of the viewing.

Arriving in 6 weeks? The timeline

  1. 6 weeks before: set up alerts on the portals and prepare your file (form, letter, employment contract).
  2. 4 weeks before: line up viewings, in person or by video if the agency agrees, and apply the same day.
  3. 2 weeks before: arrange the rent deposit (bank account or guarantee company) and the personal liability and household insurance certificate.
  4. In the meantime: plan a furnished flat or temporary sublet for the first weeks: searching locally is easier.

1. Where to look

  • The big portals: Homegate, ImmoScout24, Immobilier.ch (the portal of French-speaking Swiss professionals) and acheter-louer.ch. Set up an email alert on each: good flats go fast.
  • The aggregator: Comparis gathers listings from several portals on a single page. Handy so you don't miss anything.
  • Application platforms: Flatfox lets you apply and book viewings directly online; some letting agencies use it for their listings.
  • Classifieds and flat-sharing: Anibis for private listings, wgzimmer.ch for rooms in shared flats. Be extra careful on these sites (see scams below).
  • Students and young people: the Cité Universitaire, the University residences (registration on LogEtud), the La Ciguë cooperative and the City of Geneva's official list for young people.

2. Prepare your file before the first viewing

The Federal Data Protection Commissioner has clarified what an agency may ask for, and when. At the application stage: the agency's form (debt enforcement records of the last 5 years, approximate income, occupation, employer, nationality, type of permit). Payslips, a copy of your ID and proof of insurance should only be requested, according to the Commissioner, when the lease is about to be signed. Having them ready still saves you days.

  • The debt enforcement extract: in Geneva, order it online with an e-démarches account on ge.ch (17 francs, sent by email the same or next working day). Agencies usually want it less than 3 months old. If you've just arrived from abroad you won't have one yet: say so in your letter and attach your employment contract.
  • The agency's form, filled in accurately: one mistake or gap is enough to rule out an application.
  • Proof of income and your employment contract, ready to send as soon as the agency shortlists you.
  • Your personal liability and household insurance certificate: the agency may ask for proof of insurance when the lease is signed, but cannot force you to use its own insurer.
  • A one-page letter, saying who you are, why this home, your arrival date and your job stability. References (former landlord, employer) only with their consent.

3. The rent deposit

For a home, the agency may ask for a deposit of at most 3 months' rent (article 257e of the Code of Obligations). The money is blocked in a deposit account in your name at a bank, never paid into the landlord's account. Alternative without blocking cash: a guarantee company (SwissCaution, Firstcaution, SmartCaution, or La Poste, which uses SwissCaution) for an annual premium of around 5% of the guaranteed amount according to their published rates. Compare the cost over several years before choosing.

4. When you move in

  • Report every defect in writing: according to ASLOCA Geneva, the landlord must fix defects present at move-in, even minor ones. Write to the agency as soon as possible, by registered mail, with photos.
  • Have your initial rent checked: ASLOCA Geneva checks the initial rent notice for free, even for non-members. If the rent seems excessive, you have 30 days after receiving the keys to challenge it, free of charge, before the rent conciliation board, under certain conditions: housing shortage, personal necessity or a sharp increase compared with the previous tenant (article 270 of the Code of Obligations).

5. Scams to recognise

  • Rent far below the market, photos that look too good, a landlord who is "abroad" and cannot show the flat.
  • A request for a deposit or rent before any viewing, by money transfer or to a private account: never pay before you have visited.
  • Keys "sent by post" or a "viewing via Booking.com": these don't exist.
  • If you are scammed: keep the emails and statements, report the listing to the site, and file a free online pre-complaint with the Geneva police.

6. Subsidised housing

HBM and HLM subsidised homes are reserved for people who have lived in Geneva for at least 4 consecutive years out of the last 8, with income below the entry scale. So it's not an option when you arrive, but keep it in mind: registration is free and valid for 1 year with the cantonal housing office.
